Concrete Driveway Cost in Dallas: common questions
How much is a 2-car concrete driveway in Dallas?
Published cost guides put a standard 2-car driveway (about 400 to 576 sq ft) at roughly $2,400 to $8,600, before tear-out of an old drive. Your estimate varies with size, thickness, base work and finish.
How much does concrete cost per square foot in Dallas?
Typical published ranges for a standard broom-finish driveway are about $6 to $12 per square foot installed. Stamped or colored concrete is often $15 to $25 per square foot.
Does removing my old driveway cost extra?
Usually yes. Demolition and haul-off commonly adds about $1 to $6 per square foot depending on thickness and steel.
Do I need a permit for a driveway in DFW?
Many cities require a permit for driveway approaches that connect to the street, and rules vary by city. We check the city requirements for your address before we pour.
How long before I can drive on a new concrete driveway?
People can usually walk on it after a day or two. Most guidance says wait about a week before driving a car on it, and longer for heavy trucks.
Parking Lot Repair & Resurfacing Cost: common questions
How much does it cost to resurface a parking lot?
Published ranges for a basic asphalt overlay run about $1 to $3 per square foot; a DFW mill-and-2-inch-overlay is often about $2.75 to $4.50 per square foot. Your estimate varies with lot size, base condition and phasing.
How much does parking lot sealcoating cost?
Commercial sealcoating commonly runs about $0.15 to $0.35 per square foot, higher on small or detailed lots.
How often should a parking lot be sealcoated in Texas?
Many guides recommend every 2 to 3 years for commercial asphalt lots with regular traffic.
Can you repair a parking lot while we stay open?
Usually yes. Work can be phased by section, at night or on weekends, with traffic control, so part of the lot stays open.
How much does it cost to replace a concrete parking lot panel?
Replacing failed concrete panels typically runs about $8 to $15 per square foot, depending on thickness, steel and access.
Concrete vs. Asphalt for Commercial Lots: common questions
Is concrete or asphalt cheaper for a parking lot?
Asphalt is usually 40 to 60 percent cheaper to install. Over 30 years the gap narrows because asphalt needs sealcoating, crack sealing and resurfacing.
Which lasts longer in Texas heat?
Concrete generally holds up better in heat and under heavy parked loads. Asphalt softens in high summer temperatures and can rut.
Can I mix concrete and asphalt in one lot?
Yes. A common layout is asphalt for the stalls and concrete for entries, drive lanes and dumpster pads.
Should a dumpster pad be concrete?
Usually yes. Garbage trucks put concentrated loads on the pad and approach, which tends to break up asphalt.
HOA Concrete Repair Guide: common questions
Who is responsible for sidewalk repair in an HOA?
It depends on your governing documents and the city. Common-area walks are usually the association’s; public sidewalks along streets may fall under city rules.
How often should an HOA inspect concrete?
Many communities walk the property once a year, and again after big storms or before a reserve study update.
Can repairs be phased to fit the budget?
Yes. With per-location pricing, the board can approve safety items now and schedule the rest.
Do you provide documentation for the board?
We number each location on a site map and send before-and-after photos.
ADA Parking Lot Compliance Basics: common questions
How many ADA parking spaces do I need?
Under Table 208.2 of the 2010 ADA Standards: 1 for 1 to 25 total spaces, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100, and more as the lot grows. See ADA.gov for the full table.
How many van-accessible spaces are required?
At least 1 of every 6 accessible spaces, or fraction of 6, must be van-accessible.
How wide is an ADA access aisle?
At least 60 inches wide for car spaces. Van spaces need a 60-inch aisle with a 132-inch space, or a 96-inch aisle with a 96-inch space.
What is the maximum slope of an accessible parking space?
1:48 in any direction, about 2 percent, for both the space and the access aisle.
Does Texas have its own rules?
Yes. Texas uses the Texas Accessibility Standards (TAS), administered by TDLR, which closely track the 2010 ADA Standards.
Sidewalk Trip Hazard Repair Guide: common questions
What size lip is a trip hazard?
Under the ADA Standards for accessible routes, changes over 1/4 inch must be beveled and changes over 1/2 inch must be fixed or ramped. Many insurers flag smaller lips too.
Is grinding a trip hazard cheaper than replacing the panel?
Usually much cheaper. Grinding a sound panel often runs about $50 to $200 per spot, versus roughly $500 to $1,500 to replace a panel.
When does a sidewalk panel need to be replaced?
When it is cracked through, broken, spalled, or keeps moving because of tree roots or washout.
How long does trip hazard repair take?
Grinding is often done the same day. Replacement panels usually need a day or two before foot traffic.
When to Seal Concrete in Texas Heat: common questions
How long should new concrete cure before sealing?
Most manufacturers recommend about 28 days. Some sealers are made for earlier use, so follow the product label.
Can you seal concrete in 100-degree weather?
It is risky. Hot slabs make sealer dry too fast. Seal early in the morning or in the evening, within the label temperature range.
How often should concrete be resealed in Texas?
Most exterior concrete is resealed every 2 to 5 years, depending on the sealer, sun exposure and traffic.
Does sealing stop concrete from cracking?
No. Sealer protects the surface from water, stains and wear, but cracking comes mostly from base, soil movement and joints.
