Repair, resurface or replace?

If damage is in spots and the base is sound, patching plus sealcoat is the lowest cost per year. If the surface is worn everywhere but the base holds, mill and overlay. If the base has failed across the lot, reconstruction lasts longest. Concrete lots and concrete sections (entries, dumpster pads, drive lanes) are usually fixed panel by panel.

What moves the price

  • Lot size: small lots cost more per square foot because of mobilization.
  • Phasing: keeping a business or community open means night, weekend or section-by-section work.
  • Drainage: standing water is the top cause of early failure and may need regrading.
  • ADA items: accessible spaces, aisles, signs and ramps may need to be redone. See ADA parking lot basics.
